The first stage of a master-planned community development, proposing over 1200 dwellings and two retail centres at Coral Cove, has been conditionally approved by Bundaberg Regional Council.

At Tuesday’s ordinary meeting, councillors unanimously voted in favour of the development application, which will see 373 residential lots established at 80 Coral Cove Dr.

The development will offer four separate precincts to be delivered over 14 stages, with further amendments to the area also including the construction of a new Coral Cove golf clubhouse and the relocation of holes 1, 3 and 4 to make way for additional housing.

DevCore Property Group senior development manager Cameron Beames said their vision was to create a place for everyone.

“A place that is inclusive and welcoming and offers so much more than just a place to live,” Mr Beames said.

Mr Beames anticipates they will be able to develop about 100 lots per year, giving the entire project a 10 to 12-year timeframe.

Precinct 1, referred to as the ‘tourism precinct and coastal club’, will contain a new golf clubhouse and function facility, food and drink outlet, a shop, a hotel containing 40 units and 80 short-term accommodation cabins, ancillary recreation and activity areas, and a carpark.

This specialised centre zone is proposed to be located over the area currently used for hole 1 of the golf course, extending eastward from Pebble Beach Drive to the foreshore.

Precinct 2 seeks to establish new golf holes to replace those being repurposed within Precinct 1, and deliver 266 medium- and low-density residential lots.

The new golf holes are to centre around the decommissioned quarry, primarily located within the southern portion of the precinct, with residential land to be a mix of low- and medium-density development.

Precinct 3, which is the development application approved at council’s meeting, seeks to establish 373 residential lots and includes a large park/open space area and a local retail centre, which is set to feature shopping facilities, health care services, and food and drink outlets.

Plans submitted detail the park with water play equipment, a village green, an amenities block, a half-court basketball facility, and playground equipment that will not only service the immediate locality but also attract visitors from the wider community.

The expected housing mix will include traditional single detached dwellings, row-style housing, dual occupancies, and multiple-dwelling development. However, the proponents also submitted an alternative layout in which stages four and 14 are retained as a large balance lot to facilitate a potential relocatable home park featuring 200–210 relocatable dwellings in lieu of 116 residential lots.

Precinct 4 then seeks to establish a low-density residential area with 185 lots to the north of Precinct 3.

With the development of the land to the north being completed by a separate developer, Precinct 4 will complete the residential growth between Innes Park Rd and Coral Cove Dr.

In addition to completing the developments within the site boundary, DevCore will also be providing intersection upgrades to two external intersections on Elliott Heads Rd — at Barolin Homestead Rd and Innes Park Dr—to ease the traffic burden on the wider road network.

A DevCore spokesperson said Bundaberg councillors spoke positively about the proposal and were extremely pleased at the level of detail and consideration in the background reports supporting the application.

The spokesperson said the development achieved a community-integrated design that could not have been achieved without the significant expertise from the consultant teams at Urbis, RMA and Insite SJC, bringing together a mix of local and global leading experts.

“With our first precinct The Fairways already sold out and homes under construction, we are looking forward to providing a mix of lot sizes and prices in our future stages to suit individual budgets and lifestyle choices,” DevCore Property Group managing director Paul Thompson said.

Mr Thompson said he was looking forward to engaging with partner builders to help bring this growing community to life.

Construction of the next stage of the development will feature 73 lots in Precinct 3, adjacent to Coral Cove Dr, with works expected to commence mid-year, with a view to completing the stage within 12 months.

For those interested in purchasing in the upcoming stages, Mr Beames said they expect to be launching these to market in the coming months.
